Policies
Yuk... we dislike this part too... but on occasion it's needed.
(Policies at our Key West Bed and Breakfast Inn are subject to change without notification but we'll do our best to keep you informed)
- We are a non-smoking Bed and Breakfast. For the comfort of our guests, smoking is not permitted in and of our rooms. (Fine: $200 extra charge per room to cover professional cleaning needed due to smoke removal). There are designated smoking areas at our Key West bed and breakfast.
- Rates listed are based on double occupancy except the Double Delight which accommodates four. In addition to the room rate Key West has a 12.5% tax (7.5% sales tax, and 5.0% lodging tax) that will be added to each room charge.
- Please review our policies regarding children and pets
- Happy Hour is served poolside from 5 to 6 PM, and our Continental Breakfast is served from 8:30 AM to 10:30 AM.
- Be aware that we are not responsible for theft, damage or injury during your stay in Key West Florida at our Bed and Breakfast.
- Garden House is located in a residential neighborhood so we must request you honor quiet time after 11:00 PM. Although it is tempting to get rowdy around the pool area please understand emergency numbers are posted on premises and your fellow guests are encouraged to snitch on anyone disturbing the other guests.
- Cancellation Policy: 14 days prior to arrival. If you cancel within the 14 days you forfeit your entire deposit. If outside the 14 days you agree to pay a $25 processing fee. We require 30 and 60 day cancellation on some Holidays and/or Special Event offers.
- For Fantasy Fest and other special events and certain holidays we may require a five night minimum stay. Our deposit and cancellation policies will be different during those times also. Please contact us directly for more information.
- No refunds for early departure.
- All our rooms accommodate two people maximum except the Double Delight which accommodates four maximum. Because of fire and insurance regulations we cannot accommodate more guests in our rooms than the stated maximum.
- Hurricane Evacuation:
In the unlikely event that a hurricane evacuation is ordered while you are a guest, and you have not purchased Travel Insurance you will be issued a voucher for the unused portion of your stay. Guests holding a confirmed reservation who are unable to travel because of the closing of the Key West Airport or connecting roadways due to a mandatory evacuation and have not purchased travel insurance will receive a voucher in the amount of the room deposit held. Vouchers are redeemable at any time for up to one year from the issue date. If re-booking during a holiday or special event you will be responsible for any additional monies owned due to higher rates being in effect.
No voucher will be issued if the hurricane is not a threat to Key West and you are unable to travel because of canceled flights or adverse travel conditions outside the Keys. We strongly encourage the purchase of Travel Insurance to protect your vacation investment!
